A Single Family Home Gets A Second Chance Through the Receivership Remedy

A nuisance to the neighborhood for several years, it was time for a positive change.

Suspended in time: this “orphan” property was a freeze-frame of the moment it was abandoned.

 

Walking through this property was like getting into a time portal; it was abandoned decades ago. Relics from a different era were scattered throughout the house stuck there in the previous century. An old class photo dated from 1961 sat atop a dusty standup piano providing a clue into this property’s history. 

Frozen in time, this property deteriorated to uninhabitable conditions due to the lack of upkeep and regular maintenance. Extreme water damage caused rot throughout the interior, making the paint (most likely lead-based) peel off the walls and ceilings. The property felt as though its owner left it behind in the 1960s… until you turned the corner to the bedrooms.

Clear signs of vagrant squatting were present in the second half of the house. Items from this decade were hoarded in the bedrooms creating piles of trash, clothes, food, and much more. In addition, multiple acts of graffiti were on display throughout the property, especially on the garage and dilapidated storage shed. With a full inspection complete, it was time to board up the property so that California Receivership Group could get to work.

The Court approved a full rehabilitation of the property, and C.R.G. worked with a local contractor to breathe new life into this long-abandoned home.

The interior was cleaned out and stripped down to its studs, and the water-damaged roof was demolished. Once complete, construction was able to take off at an exceptional rate. The home was rebuilt and ready to be sold within 104 days, a record at C.R.G. to fully rehabilitate a dilapidated property. C.R.G added brand new windows, a new roof, appliances, floors, and much more to this property to make it ready for its next stage of becoming a place someone could call home again.
