Vacant, Run-down Property is Rehabilitated Through a Health and Safety Receivership

This abandoned house was in very poor condition when we were appointed. Not only was there an accumulation of junk and debris, faulty electrical wiring and inadequate plumbing, but the roof was also severely damaged and there was an extensive leak. The exposed roof, combined with the lack of ceiling and wall insulation in parts of the structure, meant that it was riddled with mold and dry rot, which also compromised the structural integrity of the building and it was at risk of collapse. Perhaps unsurprisingly, there was a pest infestation inside the home as well. The vacant structure was not just dangerous, but it also presented an attractive nuisance to transients and a place that could conceal illicit activity. With multiple surrounding properties, including a neighboring duplex, it was crucial that the conditions be abated, but the owner was unresponsive to efforts to address the conditions. That’s when the municipality petitioned the court to appointed California Receivership Group as the receiver.

CRG's Construction Team Renovates the Property and Finds a Lasting Resolution for All Parties

First, we cleaned out the property, moving valuable and sentimental items into storage. Then our construction team completed a full renovation of this home. Once municipal inspectors had signed off on the abatement of all code violations, we worked with the court to determine the next steps for this property. It was decided that the best course of action would be to sell the property to a buyer who demonstrated their commitment to maintaining it in the long run. Once the sale closed, there was a considerable amount of proceeds left. The efforts of our team prevailed and we were able to track down and contact the original owner, who had been defaulted from this matter. After confirming her identity CRG staff presented her with a check for the balance of the receivership account.
